What We Do (Advertising Only)

Ludo is not a real estate agency, broker, or consultant. We don’t arrange viewings, conduct valuations, negotiate, or charge commissions. We provide tools to publish listings and connect with interested users—nothing more.

Who Can Use Ludo

• Private individuals in Malta and Gozo may advertise their properties.
• No agents or intermediaries: licensed or unlicensed estate agents, brokers, branch managers, or similar professionals are not permitted to use the platform.

How It Works

1. Create a listing: share your property details (type, locality, features, price) and upload clear photos of the property.
2. Publish: listings appear on https://ludo.com.mt and can be promoted across our channels.
3. Connect: interested users can reach you via our WhatsApp flow. We do not publicly display your phone number.

Safety, Moderation & Blocking

• Image policy: photos must depict the property and be lawful. We remove images that include pornography, nudity, explicit/sexual content, identifiable faces, animals, documents/IDs, heavy ad overlays, or other prohibited material.
• Automated checks: we use automated tools to detect non-compliant images and may remove them without notice. Repeated violations can result in listing removal or account blocking.
• Blocklist: we maintain a strict blocklist for illegal, abusive, or high-risk behavior to keep the platform safe.

Data & Privacy

• Minimal data: we collect only what’s needed to operate your listing and messaging.
• Strictly necessary cookies only: we set short-lived session cookies required for secure logins and essential functions. We do not use analytics, advertising, or tracking cookies.
• GDPR: your rights and our practices are detailed in our Privacy Policy.

Prices & Commissions

Listing prices must reflect the net amount the owner intends to receive, excluding any agent or intermediary commissions. Listings that include or imply agent commissions are not permitted.

What We Don’t Do

• No brokerage, consultancy, or negotiations.
• No viewing arrangements, valuations, or contract handling.
• No responsibility for property accuracy or third-party actions—owners are responsible for their listings, and users must perform their own due diligence.
